One away from a perfect square

How much less is the product of two numbers that are one more and one less than a perfect square? For example, how much less is (10-1)*(10+1) I.e. 9*11 than 10*10? Is this true for any perfect square? How much less is 7*5 than 6*6? 6*8 than 7*7?
